Are Rein and Ashley Posthumus on track to become the Chip and Joanna Gaines of Dalhart? The couple, who recently founded RAP Real Estate, have nearly complete construction on their first house flipping project, and they are very pleased with the results. The property, located at 3011 Canyon Trail, has been “taken down to the studs,” Ashley said, and completely renovated. The kitchen and master bath were both completely gutted and rebuilt.

“It had been abandoned for seven years,” she explained. “We had always talked about eventually investing in real estate. We live near here and would walk by the property all the time. I would look in the windows and the original fireplace and the windows made me fall in love with the place. I knew it needed to be revived. So, we discussed it and made an offer.” That was on Dec. 20, 2022, and they declined to say how much they paid for the place.

Just 14 months later, the four-bedroom, threebath house is a showplace. It sits on eight and one-half acres and the property includes a 4,545 square foot shop. The house itself is 3,024 square feet and carries a price tag of $900,000. It has new everything, Ashley said, including floors, doors, windows, appliances and air conditioner. “We even put in a septic system, because it didn’t have one previously,” she added.

“The previous tenant was a hoarder,” Ashley said. “We hauled off two-and-a-half roll-offs (dumpsters) of garbage before we got started.” The couple learned a lot, Ashley said. “Now we’re more efficient and know the correct order of construction. And we see more than we used to.”

Although they didn’t quite reach their goal of completion within one year, the couple is pleased with the results. “I think we’ve done pretty good,” Ashley said. “We had no trouble getting stuff delivered. And we used as much local as we could, because that’s a passion of mine.”

Ashley previously was president of the Dalhart Area Chamber of Commerce for six years. She resigned last fall because she needed more time with her children, she said. Rein owns Mixer Center, which has five locations. The couple already has their next project selected, but they aren’t yet ready to reveal the location. Their goal is to work on multiple locations, Ashley said. “We’re currently focusing on remodeling, but in the future, we may build,” she added. “We think we can help with Dalhart’s housing crisis.”
